Sem Moema AM: Thank you, Chair. Good morning to both of you. Assembly Member Berry has covered much of the issues that I wanted to ask you about, the fixed estate charge, apart from saying that I would welcome the suggestion she has made to have that review and, post powers being returned to the local authorities, that there is a mechanism in place to make sure that is ongoing and that we do not get into a situation where the fixed estate charge becomes a second service charge, which makes it unaffordable for people to live on the Park...

Sem Moema AM: My question is for Lyn. What changes have you made to ensure that there is genuinely affordable housing across LLDC so that we can deliver a mixed community? I am aware that the profile of your development there has changed from around 9% affordable housing in 2014 to about 34%, which is just a shade under the London Plan [target], which is excellent, but obviously there is more that could be done. I would be interested in your views on that question.

Florence Eshalomi AM: Good morning. Earlier, Lyn, you talked about some of the additional venues under the umbrella of the LLDC. However, some of those venues have hosted major concerts and events, which is really great. Also, some of those venues have really tight income targets. Can you confirm whether all those venues are meeting their income targets and long‑term forecasts?
