Given the Government's proposals to force London's local authorities to sell high value assets, do you think the revenue generated should be hypothecated for building homes in the capital?

In your Housing Strategy you outline that you "would like to see new arrangements for prudential borrowing for new housing so that it is not counted as Government debt, which would distinguish it from more mainstream public borrowing, along the lines that apply in much of the rest of Europe". What progress have you made in lobbying the government to implement this change?

Thank you for your verbal report. No doubt, there will be some follow-up from others who are on the MPA about clarifications for your conversations with the Home Secretary, and the West London Tram will be brought up later on in subsequent questions. I mentioned about the hospital because in times of illness, that is something that stays with people, because of all the other factors, but there are other spin-offs as well. Do you know that is a bit rich, really, coming from you, saying that things are being dealt with for party political reasons. Many people would say that the London Plan and your amendment is driving forward a political agenda; for example, your policy relating to affordable housing. That is a political matter. In the opening statement which you made this morning, you talked about your casual attitude to events being rather more casual than, how shall I put it, more formal parts of Government. Thank you. My last question is about the budget. I understand that the budget has not been finalised, but you should surely realise that the reason we have so much concern around here is because we have not got any information. I would like to know what plans are in place to make sure that the same mistakes do not happen again when there is a new Chairman appointed. I think it is very clear, certainly to me, that Mr Lemley has done much more damage to his own reputation by his extraordinary behaviour since he left, than could ever have been done by the involvement with the Games. I wanted to know how it was going to be made sure that whoever is appointed next time, and whoever is going to appoint them - presumably the Mayor and the Secretary...

I might have to ask elsewhere. Let us get it in context. We now know that he had expressed concerns - I think was your phrase - that the project was not on track. This is not a rogue member of the Board, this is the person who is the Chair of the Authority expressing those concerns. What specifically were the concerns that he raised?
