    I appreciate one size does not fit all and I totally agree with that. Would it be fair to say that the way to go forward would be where there is an excellent product, that you would like to use best practice principles in order to extend those practices across the capital?

    So that implies it was right for the Authority to refuse to take that directly from the London tax payers if the ODA is going to come up with the money?

    I think it is a bit rich coming from my colleague, Mr Hulme Cross, given that he actually voted for the closure of the fire station on LFEPA so there are a bit of crocodile tears going on there I suspect, whereas I, as the local Assembly Member for the constituency, have at all time reflected my concerns about this closure. I recognise what you are saying, that things are not as bad perhaps as they had been predicted, and indeed remain well within your target areas.     Where the Thames Gateway is concerned, we have not heard much about the provision of infrastructure apart from plans for transport in the area. What plans are there to provide gas and other necessary infrastructure in the Thames Gateway? Furthermore, the Thames Gateway area has a known risk of flooding and this being so, how does the LDA propose to defend development in Thames Gateway from this risk? .

    Recently I paid a visit to one of your flagship projects, the Centre of Excellence for Manufacturing and Engineering (CEME), which is just inside my own constituency in Havering. I was impressed with the building, which is quite a smart piece of architecture, but there were a lot of problems with the running of the building, rather like any new building these days it would seem.     Something else that I was concerned about when I visited was the condition of a lot of the equipment that is used for training there. I was told by one of the managers there that one of their visitors had recognised some of the machinery as what he used to use at Ford before he retired. Now, clearly that is not what we should be expecting from a centre of excellence. Will that be something that will be addressed sooner rather than later?

    To save time here, I would be grateful if we could be sent that costing assessment, and if you also have any assessment of the costing, as you rightly say, of the social and health infrastructure, that would be helpful
