    Coming in on that very last point that Darren made, would you support the GLA supporting the BedZed planning inquiry that is going on at the moment, which is a carbon neutral construction in Merton and also the Harrow inquiry?     Yes, because you did clearly say that you wanted a BedZed or carbon neutral in every single borough and if the first two that come forward are knocked back I think that probably will not help the case at all.

    In your answers to questions at the last MQT on the state of TfL property your answers focused almost exclusively on the underground, what measures are you taking to ensure that bus stops, tram stops and TfL owned administrative and commercial premises are free from graffiti, rubbish and abandoned vehicles? .

    Thank you. There is an issue about how TfL relates to buses. Let us say it is public safety in the public realm. Trees overhanging bus stops create an environment which is quite difficult for people wanting to wait at bus stops, say, late at night and blocking CCTV cameras.

    Absolutely. Borough liaison is key for a lot of the work that you do. The work that we are doing on protecting the City's environment makes it very clear that it is actually at the tension between property owners and responsibilities is the clear issue. The question is around where TfL relates to the issues of protecting the City's environment, making sure that we clean up our streets where it is the interface that is the problem. Do you have a specific TfL team that relates to boroughs on this particular issue?

    I did actually ask a question at the last Mayor's Question Time about the Tramlink issue. Recently we have conducted a survey and found that 27 of the 31 stops are completely covered with graffiti. I know that TfL officers did meet Croydon officers, but I am interested in an update on that.

    One point that you did not raise there in your discourse is that this is also a flood alleviation mechanism, something the flooding scrutiny did look at. There will be an element of ensuring that we do have flood storage capacity and that it is not just beautiful green spaces but also a very practical requirement in that area.
