    Jenny Jones AM: On this substantive issue, I am very concerned that you are actually releasing too much industrial land because the vacancy rate on industrial land has actually halved in the past 15 years and is now lower than retail vacancies. I am concerned that you are talking about surplus land when, actually, it is not surplus because small businesses still need to be near centres of population and they still need to be near town centres. I just wonder how much research you have done on this.

    Darren Johnson AM: I hear what you say about Wormwood Scrubs and the issue of permeability. I do not at all doubt the need to improve permeability. However, surely, this type of thing can be done through sensible negotiations between boroughs. You do not need to include it in the MDC to ensure pathways and gates to public open space, do you?

    Jenny Jones AM: I have not been convinced by these arguments about keeping Wormwood Scrubs open space inside the MDC. The council that currently has it in their borough is against it.     Can you understand Londoners' frustrations? People expect you to take time off as Mayor, but when there are so many problems on the Tube that commuters face and they see you off on promotional book tours in the United States and so on, can you understand Londoners' frustration with you?

    No, I am concerned about the Bow Roundabout aspect. I know about the Newham problem and it is a problem. The reason I keep asking these questions - and I have had endless questions to you and lots of Freedom of Information requests of TfL - is because these decisions, especially when they result in the deaths of road users, in this instance two deaths in just over a month of cyclists, these decisions have to be accountable. They have to be transparent.

The thing is I have a list here of lots and lots of meetings that happened between your advisor and officers and other meetings as well, but we still cannot see where exactly the recommendations in the Jacobs Report were rejected because the recommendations in the Jacobs Report were for a much safer system for cyclists.
