Jenny Jones AM: On this substantive issue, I am very concerned that you are actually releasing too much industrial land because the vacancy rate on industrial land has actually halved in the past 15 years and is now lower than retail vacancies. I am concerned that you are talking about surplus land when, actually, it is not surplus because small businesses still need to be near centres of population and they still need to be near town centres. I just wonder how much research you have done on this.

Jenny Jones AM: I have not been convinced by these arguments about keeping Wormwood Scrubs open space inside the MDC. The council that currently has it in their borough is against it. The Friends of the Open Space are against it. It looks like a mayoral land grab. It does not look like a coherent plan. I have not got time to get into an argument with you so I would just like to ask you a question if that is all right. I know that sales of social housing have fallen this year and there was actually an increase in the number of social housing, but it is always like a leaky pot, isn't it: as fast as you build the social housing there is the right to buy process, and so you are losing those houses? Doesn't the Mayor have any powers to remove the right to buy on new social building?

One of the methods that you could accommodate this flood risk is through the Green Grid. Now, I am not seeing any movement on this. I am not seeing the finance in place. I am not seeing, in any serious way, that you are actually going to put that in place.

I will come back to walking and cycling. We all know we had the 50th anniversary of the London smog last week. The fact is that although we don't have smog anymore, we certainly do have a fairly lethal mix of toxins in the air of London, which not only triggers breathing disorders, asthma in children and so on, but also shortens our lives. What do you think in the Transport Strategy is actually going to help the quality of air in London?

You mentioned earlier the low emission zone. Research suggests that that would have quite an impact on air quality in London. Do you have any further information on that?
